Project Management in TI Construction

Tenant Improvement (TI) construction requires careful project management to keep the work on schedule, within budget, and aligned with the client’s vision. Unlike ground-up construction, TI projects often take place within existing buildings, where unexpected conditions, occupied spaces, and coordination with building owners can create additional challenges.

Effective TI project management starts with clear planning and communication. Before construction begins, the project manager coordinates drawings, permits, materials, subcontractors, schedules, and client expectations. During construction, they monitor progress, resolve issues quickly, and make sure different trades stay coordinated.

A strong project manager also keeps a close eye on budget and change orders. Small changes can quickly affect both cost and schedule, so documenting decisions and communicating impacts early is essential.
